Inventory also grew by 13.3 percent, creating more opportunities for buyers while maintaining a steady and active market.
The median sales price increased 6.7 percent to $576,000, reflecting continued demand for Maine homes. While homes spent slightly more time on the market, with days on market increasing 16.7 percent, the overall market remained active and balanced. The months supply of inventory rose 4.5 percent, signaling a gradual shift toward greater availability for buyers.
