Like just about everything in recent years, traditional market movements and cycles have been somewhat erratic and unpredictable. Despite mixed messages from the Federal Reserve that have led to unprecedented volatility in mortgage rates and a strong upward rate trend, the Maine real estate market is showing extraordinary resilience. Recently reported press releases from the Maine Association of Realtors show that both unit sales and prices rose in both February and March. Further, early indications for the month of April seem to demonstrate a continuation of this bull market dynamic.
The key difference in Maine relative to other parts of the country exhibiting bear market characteristics is that market cycles have historically been led by changes in buyer demand and a relatively stable number of homes available for sale. While the buying frenzy of 2020–2022 has subsided, Maine continues to attract more home buyers, both primary and secondary, at a pace that has exceeded and prospectively will continue to exceed the number of active listings available for sale on any given day.
