Where Maine Is Growing: What Population Trends Mean for the Real Estate Market

New population estimates released by the U.S. Census Bureau and summarized by Maine’s Office of the State Economist show that Maine’s growth remains concentrated in specific parts of the state, particularly southern Maine.

According to the report, many of Maine’s fastest-growing communities between 2024 and 2025 were located in Cumberland and York Counties. Of the 17 Maine cities and towns with populations above 5,000 that grew by at least 1%, six were in Cumberland County and four were in York County.

The data reflects what many buyers and sellers are already seeing across Maine’s housing market: demand remains highly local, with continued interest in communities offering coastal access, proximity to Portland, established amenities, and year-round lifestyle appeal.

Recent housing data points in a similar direction. Maine Listings reported that the statewide median sales price for single-family existing homes reached $410,865 in April 2026, up 2.72% year over year, while sales volume also increased 3.36% compared with April 2025. At the same time, broader Northeast sales activity declined year over year, underscoring the relative strength of Maine’s market.

For sellers, population growth can support buyer demand, particularly in communities where inventory remains limited. For buyers, those same conditions may mean increased competition and fewer opportunities to negotiate, especially in desirable coastal and southern Maine markets.

At the higher end of the market, demand continues to be shaped by more than population trends alone. Waterfront access, privacy, architectural quality, and long-term lifestyle value remain important drivers for both in-state and out-of-state buyers.

The broader takeaway is that Maine’s housing market continues to be defined by local dynamics. Population trends help explain where demand is concentrating, but conditions still vary significantly by community, price point, and property type.
