Legacy Properties Sotheby’s International Realty reports that New Hampshire’s housing market reached another milestone in July, as the median sales price for single-family homes climbed to an all-time record of $580,000 – a 5.5 percent increase over July 2025. New listings for single-family homes increased 9.7%, while pending sales rose 7.2%, reflecting continued buyer demand.
Inventory climbed 15.6%, giving buyers more options. Homes spent 9.5% more time on the market, and months of supply rose 8.0%, signaling a gradually improving balance between buyers and sellers.
Despite national sales softening, New Hampshire's single-family market continues to show encouraging momentum.
