If you have followed my Maine real estate market insights for any length of time, you are already aware that we have two strong selling seasons in Maine. The spring surge typically runs from mid-April through late June and is historically dominated by buyers with a strategic reason for making Maine their full-time residence. After the typical summer vacation lull from early July to mid-August, we are now entering the second and final selling season of 2026. I am sorry to say it is a short one, running only from mid-August through the end of September. Weather permitting, we may see continued activity into early October. This second season is generally characterized by motivated buyers seeking to secure a home before inventory declines for the winter. It is also a time when higher-value primary residences and second homes are most active. The message for buyers and sellers is clear: the next several weeks are the time to act.
