We are welcoming summer with open arms. It is incredible to have the sun rising before 5 a.m., followed by fifteen and a half hours of sunshine. There is little doubt that we experience seasonality in our business cycles. While there may be a handful of year-round markets, with Greater Portland serving as the best example, these markets benefit from a greater depth of liquidity among both buyers and sellers. Otherwise, the vast majority of Maine markets experience a relatively quiet period from Thanksgiving through Presidents' Day. Historically, the spring market revs up in late February and is in full swing by mid-March. This past spring market was an exception, with winter holding on a bit longer than usual and causing a slower-than-expected surge in new listings. I am pleased to say that the spring market has finally arrived.
As we moved through the heart of Maine's spring selling season, the housing market continued to demonstrate stability. Despite elevated mortgage rates and ongoing affordability challenges, buyer demand remained resilient, prices continued to appreciate modestly, and inventory levels began to improve.
The Maine market is no longer defined by scarcity alone. It is increasingly characterized by balance, opportunity, and continued long-term confidence in Maine as one of the country's most desirable places to live and own property.
What stands out most is the exceptional durability of demand for Maine's coastal lifestyle. Even as inventory improves and buyers gain more options, values across most coastal counties continue to hold or appreciate. That is a powerful indicator of the long-term strength of Maine's waterfront and lifestyle markets.
