Maine Home Sales Rise in July as Inventory Expands

Legacy Properties Sotheby’s International Realty, Maine’s leading luxury property company, with offices in Portland, Kennebunk, Brunswick, Damariscotta, Camden, and Northeast Harbor, announces an increase of single-family homes for sale in Maine has enticed awaiting buyers’ interest. According to Maine Listings, 1,697 homes sold in July—a jump of 7.75 percent from July 2025. The median sales price (MSP) also rose 1.67 percent to $427,000 comparing July 2026 to July 2025. The MSP indicates that half of the homes were sold for more and half sold for less.

“Qualified buyers are actively searching across Maine,” says Judy Oberg, 2026 President of the Maine Association of REALTORS® and Associate Broker at Oberg Insurance & Real Estate Agency in Bridgton, “and the July statistics show us that more homes for sale results in the sale of more homes.

“Active home sale listings exceeded 6,200 for the first time since December 2019, resulting in the 8th best July since the year 2000,” adds Oberg. “With 1,697 sales, on average, 77 families bought a home each business day during July.”

The National Association of Realtors posted a 0.8 percent increase in sales nationwide in July 2026 compared to July 2025. Nationally, the MSP rose 1.9 percent to $440,300 from July 2025. Regionally, July 2026 sales in the Northeast remained unchanged, while the regional MSP increased 5.2 percent to $563,800 compared to July 2025.

“July’s statewide median sold price of $427,000 was 2.1 percent below the MSP of last month’s historic high,” says Oberg. “With increased inventory and the shift toward the autumn season, sellers should consider pricing to their current local market conditions and seasonal trends with the knowledge that buyers, in some markets, can be more discerning and have additional negotiating leverage. It’s a great time to purchase a home in Maine.”

The second chart compares the number of existing, single-family homes sold (units) and volume (MSP) during the rolling quarter of May, June and July (2025/2026).
